Landlords Gas Safety Certificate

For every rented property containing a gas appliance an annual safety inspection is required for every gas appliance within the property that is owned by the landlord . They must be checked in accordance with the manufacturers instructions if available and all requirements for safety and reliability as required by current gas regulations and law.

As well as a basic running check I advise all my landlords and landladies to have the appliances serviced at the same time, this does not cost much more but gives me the chance to check for other potential problems that may occur in the future. This servicing helps to protect your appliances and your tenants and in fact the landlord landladies themselves against costly and time consuming breakdowns or component failure.

I produce a certificate listing all the work carried out along with the tests and results, and any recommendations if required. The tenants receive a signed copy along with the agents or home owners. I will send out reminders eleven months after the last certificate was issued as a reminder that the landlords gas safety certificate will need to be renewed, I can the arrange a convenient appointment to carry out the necessary tests or servicing as required.
