When installing or replacing gas fires a site visit will be required first to establish if and how a new gas fire can be fitted into the fire place, there are flueless fires, inset fires, wall hung fires , basket type fires, radiant fires , inset off the floor and many more, each with its own installation requirements making every installation unique due to many different factors, but please have an idea of what you want before calling in an engineer to give you an estimate of costs, some gas fires require the fitting of an air brick in an outside wall to give you enough fresh air for combustion and some require certain terminals on top of the stack externally, its a good idea to visit a diy store that sells fires and surrounds so you can get a clearer idea of what's on the market.
As for servicing and maintaining gas fires I produce an A4 size certificate of of service that lists all the tests carried out and the result of those tests on a signed certificate, along with any faults found ( if any ) . As I sign the certificate it gives you the customer peace of mind and it makes sure I miss out nothing as I have to sign it to say its safe and working as it should. It is recommended to have your gas fire serviced at least once a year for your own safety as well as making sure that the fire is running as efficiently as possible. I run a service data base so you will receive a written reminder that the appliance needs servicing 11 months after the service is carried out.
